Listing Participant Responsibilities

Before entering a listing in Coming Soon - Don't Show status, the Listing Participant is responsible for:

Obtaining the signed Coming Soon-Don't Show Addendum from the seller and sending it to CCMLS
Entering the correct Start Showing Date (no more than 7 calendar days from the Listing Agreement Commence Date)
Ensuring no showings are scheduled or conducted before the Start Showing Date
Monitoring the listing to ensure it converts to Active on the correct date (system-automated)
A Coming Soon-Don't Show listing may not be extended beyond 7 calendar days.

Violation of Coming Soon-Don't Show rules, including permitting showings or failing to obtain the required seller addendum, may result in CCMLS compliance action.

Coming Soon-Don't Show

Written Seller Authorization Required

Listing agreements for Coming Soon-Don't Show properties must include a Coming Soon-Don't Show Addendum signed by the seller. This addendum confirms that the seller acknowledges and consents to the Coming Soon-Don't Show status, the restrictions it imposes (including the prohibition on showings), and the specified Start Showing Date. The addendum must be on file with CCMLS before or at the time of entry into the Coming Soon-Don't Show status.

The Coming Soon-Don't Show Addendum can be found within Paragon: MLS Documents > CCMLS Additional Forms. It should be emailed to mls@ccarsc.org to be placed on file.

Start Showing Date Field

All Coming Soon-Don't Show listings must include a Start Showing Date. This is a required calendar date field in the MLS system that designates the first date the property may be shown.

This field is visible on the listing records while the property is in Coming Soon-Don't Show status. The Start Showing Date may not be set more than 7 calendar days from the Listing Agreement Commence Date. The field accepts a calendar date entry only; free-text or approximate entries are not permitted.

No Showings Permitted

Properties listed as Coming Soon-Don't Show shall not be shown by any CCMLS Subscribers, including but not limited to the Listing Participant, until the status automatically changes to Active on the Start Showing Date. This prohibition applies to:

Private showings
Broker previews or walkthroughs
Open houses
Any other form of in-person property access by prospective buyers or their representatives

Maximum Duration - 7 Calendar Days

A Coming Soon-Don't Show listing may remain in that status for a maximum of 7 calendar days from the Listing Agreement Commence Date. On the Start Showing Date, the MLS system will automatically change the listing status to Active. No action is required by the Listing Participant. If the property is not ready to be shown on the Start Showing Date, the Listing Participant must change the status to Withdrawn until the property is ready, and re-enter when appropriate.

Automatic Conversion to Active

When the Start Showing Date is reached, the listing status will automatically convert from Coming Soon-Don't Show to Active. This system-driven conversion ensures consistent enforcement and removes the reliance on manual status changes by the Listing Participant. Once a listing converts to Active, it is subject to all Active listing rules, including full CCMLS exposure and showing availability.

No Reversion to Coming Soon-Don't Show During Listing Term

A property may not revert to Coming Soon-Don't Show status during the term of the same listing agreement. Once the status has been changed from Coming Soon-Don't Show to Active (whether by automatic conversion or manual change by the Listing Participant), the listing must remain Active, Withdrawn, or progress to another applicable status. This rule prevents the Coming Soon-Don't Show status from being used as a repeated holding mechanism to limit market exposure.

Days on Market and Price Changes

Days on Market (DOM) will not accrue while a listing is in Coming Soon-Don't Show status. The DOM counter begins only when the listing converts to Active.

Included in Data Feeds and IDX

Coming Soon-Don't Show listings are included in MLS data feeds and IDX.

This means:

Coming Soon-Don't Show listings will be distributed through standard IDX feeds to participant websites
Third-party data recipients receiving the CCMLS data feed will receive Coming Soon-Don't Show listings
The listing must be clearly identified with the Coming Soon-Don't Show status in all IDX and data feed displays

Listing Participants may engage in limited pre-marketing of a Coming Soon-Don't Show listing through IDX-syndicated channels, provided such marketing clearly identifies the listing as Coming Soon-Don't Show and does not misrepresent the property's availability for showings.

Public Marketing Property

Any public marketing of a property before it is entered into the MLS must still comply with the Clear Cooperation Policy.
